A COASTAL EROSION DERIVATION FORMULA FOR VALUING THE COASTAL LAND VALUES IN MALAYSIA

The coastal area hosts significant economic activity with some of the highest property values, which government and private investors aim to maintain secure their interests. Yet, this presented a growing risk properties' value because land structural attributes are vulnerable erosion. Few empirical studies have included erosion rate besides attribute reclamation in analysing its impact on land, especially Malaysia. Hence, study aims derive formula for valuing values Taman Alai Perdana (Crystal Bay), Melaka, was selected as case investigating derivation. Based derivation, findings determined that were affected by area. Using One (1) Crystal Bay Alai, an example, 632m2, it valued at RM163286.26 or RM236.81/m2 before application. Then, applying same property, considering identified -1.41m required width 2.5m rectify So, RM163,286.26 difference RM13,625.00 determined. has should be valuation.
